Rental Furniture....a better option

I styled a house last week with a lady who had already started doing what I was going to tell her to do. She has already started the styling process but just needed some final hints and tips and also some further decision making. However in beginning the styling process she had been to ikea and purchased numerous pieces of artwork, vases and bowls and even new couches to style her property for sale. She had spent what soon became thousands of dollars getting a few extra decorative pieces to make her house look great. I have to hand it to her, she did a great job. I think I’ll be heading to the shops to pick up some of those pieces myself. However she spent thousands when she is moving house and probably can’t afford it, let alone she mentioned she probably wouldn’t use the items in her new place. “I’ll just sell them on ebay” she said.

Well I’m here now to give her and anyone else thinking of doing this a much better option…..rental furniture. As part of the services provided by Styled to Profit, we can completely or partially furnish you home with rental furniture. It is far cheaper than buying the products yourself and you don’t have to on sell them once you’re done, we deliver and style and then collect them once the rental period is finished and the property is sold.

Let’s start with talking about the costs.  My client had been out and purchased a new three seater couch and two single seats, probably spent $1,000 plus for them, if she had have opted to rent the couches, I could have put them in her house matching perfectly and it would probably have cost more like $400 for 4 weeks rental. There is a $600 saving already. Now she will probably use these couches in her new home so if she needed these couches then fair enough. As for the hundreds spent on artwork, we can offer rental artwork for probably $100 for four weeks instead of the hundreds that was spent. The smaller pieces are key decorating items and I know she got them cheap, she was a bargain hunter, but again rental pieces would not cost more than $60 for numerous items for 4 weeks. I could have saved her hundreds of dollars, possibly near on a thousand dollars.

So if you are selling your home and want a few extra items to make it look that little bit better, rather than going to the shops and purchasing those items, save yourself some selling costs and give me a call.  I can get you similar pieces for a quarter of the price and take away all the hassle of going to the shops and then possibly selling the items again later. Rental furniture is a much better viable option so why not use it.

Smoke and Mirrors

Property styling many would say is all about smoke and mirrors. Drawing attention to the positive parts of a home as opposed to the negatives such as lack of space, marks on the floor or walls, or even ceilings. There are many ways to do this that do not always mean covering the negative with a piece of furniture. In many examples furniture can cover the mark, however it is not beneficial if that piece of furniture is placed in the wrong spot in the room, takes up too much space and just looks wrong. That becomes a negative as well to a possible buyer. The art of distracting a buyer’s eye away from the negatives is a tricky one but can be learnt very easily.

As with the furniture placement many people will put a photograph over the mark on the wall, a piece of artwork or anything else to cover it up, again if the piece of artwork or photograph does not suit the room it becomes ineffective and makes it worse. Here are a few suggestions you can use to distract the eye:

- Turn lights off around the section of bad wall or carpet, however if the mark is up high on the wall some lights, such as down lights, will put the mark in the shadow. Experiment with your lighting to see which covers best.

- Lamp lighting is generally softer which can also put marks in the shadows or simple not point them out with such bright lighting.

- If you have marks on your couch cushions, flip them over or move the couch to attempt to shadow any markings.

- Throws and cushions work well to cover up any marks or damage and add a great look to the room.

- If a piece of furniture is badly damaged and you are finding it difficult to cover up the marks, don't try to add more decorations simply get rid of the furniture. It is better to be one less in a room that to have made the furniture a distraction with too much clutter.

Other than marks and damage to any plaster or furniture other ways to make a room look more appealing are to do with the more structural parts of the room. For example if you have a small room you want to make it look bigger and more spacious. Here are a few examples of structural distractions:

- Small rooms should be painted lighter colours and vice versa for bigger rooms if necessary. Light colours create space and dark colours lessen space.

- Include a mirror on the wall in a smaller room, reflections of other walls and furniture make the room look a little bit bigger.

- Natural light can also assist with changing the look and feel of a room.

- A room can feel small because there is a lot in it, remove as much as you can without making the room look bare. Less is more!

- Another item that can make a room feel small is curtains. If you have big bulky curtains or extra lace on the window this can bring the walls in. If you can, take the lace down all together, let in as much natural light as possible, and always pull blinds all the way up or curtains all the way back, open up the window as much as possible.

As you can see there are many different ways to change the look and feel of the room. You just need to experiment with those different ways to determine which one looks and feels the best. You want a possible purchaser to feel comfortable and great in your home, that way there will be more interest and hopefully a higher sale price!
