Who wouldn’t want to make a profit when selling their property? Pretty much everybody will tell you that they are looking to sell their property for more than they bought it for. However, there are a fair few things you can do that will scupper your chances of making as much on the property as you could have.

If you want to be sure that you’re going to make a profit when you sell your property, don’t do these things:

Selling On Your Own

Selling your property on your own may seem tempting. After all, you’ll save money won’t you? Well, while you might save money on having anybody help you, you’ll likely lose money when it actually comes to selling the house. It doesn’t matter what anybody tells you, selling your property with help is a must if you’re going to get as much as possible.

Hanging Around During Viewings

Having somebody else show your house while you make yourself scarce usually makes the property far more attractive than having you hang around during viewings. To some it might not be an issue, but it can put others off and make them feel under pressure.


Pricing Your Property Out Of The Market

You might want to price your property higher in preparation for people haggling a lower price with you, but pricing your property too high will make it look unattractive and stop you from selling it. Make sure you’re realistic and do your research on similar properties on the market to help you.

Make Bad Choices For Renovation

Renovating your home can be a great help. You spend some money on a renovation, and you usually make more than that back when selling. However, you need to be careful about your house renovation if you want to sell for a profit. Making bad choices for renovation will only hinder you. For instance, a pool may seem like a dream to some, but for those with young families, they can be a big deterrent. Plus, if your home ends up looking too different from other homes in the area, it can be a big turn off, no matter how amazing the house is.

Ignoring Maintenance Issues

Ignoring maintenance issues will only cause more problems in the long run. It’s advisable you get even small issues fixed asap so that nothing comes up during inspection. It doesn’t cost a lot or take a lot of time to get small issues fixed, so get them to the top of your to do list. Larger issues should be fixed before a viewing, as they could put somebody off purchasing your home more than you know.

Not Properly Preparing Your Property For Sale

You need to make sure you properly prepare your property for sale, so make sure that your furniture is nicely arranged and that there’s a lot of white space so people can use their imaginations. It doesn’t have to be full of accessories and decoration!
