Planning a Successful Home Extension

A successful home extension needs planning, but as property prices seem to be forever on the increase, it is becoming a very popular way of increasing living space as families grow. This can have other advantages too. If you like the area you live in and the children are all settled in their schools, extending your home rather than moving could be a much better option. It can be less stressful than moving home too, as long as you do everything in the order you should.

Before You Start…

Before you start spending any money on your
home improvement, there are a couple of things you need to consider. Firstly, think about the practicalities, such as will you be able to stay in your home while the work is carried out, and if not where will you stay? If you need to stay in other rented accommodation, that will be an extra cost.

Then you need to work out how much you can afford to spend. You have to remember that it is not just the building costs you will have to pay. Before you get to that stage you will need to engage an architect, and pay for plans and any permissions that are needed. You also have to consider that once the extension is complete, you will have an empty space that will need filling. Will you have to buy some new furniture, flooring and window dressings?

Employing The Professionals

Architects and building designers both have the same aim. They need to draw up detailed plans for your proposed extension, after discussions with you about how you envisage the final space to be. They have the experience to be able to give you the advice you need about the practical aspects of the extension, including the floor plan and the actual amount of space that will be created.

They will also be able to help you will all the red tape associated with building an extension.  It depends which state you live in, as the rules across Australia can vary, but the professionals will know what they are and be able to help you get the required permissions.

Only Use Reputable Builders

When you are looking for a builder, it is best to find one that specialises in extensions and
home renovation projects. This is because building an extension is a different type of job that requires the knowledge only specialists will have. Speak with several and get quotations from them all. Ask for references and to see past completed projects before you decide which one to use. A reputable builder will be happy for you to be looking closely at them, as they will have nothing to hide.

In fact, you should always use registered and licenced professionals and tradespeople if you want to be certain that your home extension will be built properly and will comply with any rules and regulations. They have standards they have to work to or they could have their licence or registration taken away. This does mean you are going to end up with a better finished product, which is the aim at the end of the day.
