When planning out your property, you need to work out how many bedrooms, parking spots and bathrooms you need. You also need to work out your future needs and any lifestyle changes that you need to make in order to increase your budget. This will help you to get a good idea of how much you can spend on a property, at a maximum. Of course, if you can, you should never go up to the top of your budget. The main reason for this is because you need a buffer that will help you to cover any repairs and you also need some money to help you with your moving expenses and any future interest rates too.

They can help you to be the first to know when a new property comes on the market, and they can also help you to know if there is anything that you can do to try and increase your investment potential.

It’s so important that you don’t let superficial aesthetics put too much weight on your buying decision. It is very easy for you to be won over by a property if the décor is great, but if the layout is not suitable or if it is in a bad area then this can cause you real issues. A new lick of paint and new furniture can go a long way, not to mention that it could also increase the value as well. For this reason, you should always prioritise the location of the property and the layout over the look and feel of it.
